What we mean by boutique hospitality
Boutique properties are small enough to feel personal and distinctive enough that guests choose them on purpose. A design-forward desert resort. A mountain lodge with a loyal following. A sportfishing or hunting lodge that anglers and hunters plan their year around. What they share is character: a place, a style, and an experience that can’t be copied by a chain.
Where we look
Our heritage hospitality strategy begins with landmark hotels and guest ranches in the Mountain West. Boutique hospitality takes the same approach to destination properties in other places guests already seek out: desert and coastal resort towns, and select international destinations known for sportfishing, hunting, and the outdoors.
What we look for
- A distinctive property with architecture, setting, or an experience guests can’t find elsewhere.
- Established demand and returning guests, not a concept that still has to prove itself.
- A clear plan to restore and improve the rooms, grounds, and service without losing what makes it special.
- Experienced operators, captains, guides, and staff who are the experience.
Sporting lodges and outfitters
Fishing and hunting lodges are hospitality businesses built around a guide’s skill and a place’s natural abundance. Preserving one means keeping the captains and guides, caring for the boats, gear, and grounds, and respecting the waters and land the business depends on. Done well, these operations support local jobs and conservation as well as returning guests.
How we own it
We restore with the original character in mind, invest in the people who deliver the experience, and hold for the long term. Decisions are made for the next decade of guests, not the next sale.
